The property you own
was more than likely conveyed to you in the form of a deed. In that deed
there is a reference to a Legal Description.
A legal description
takes many forms depending on the way you purchased your
property. Some examples of a Legal Description are:
Lot 25 of Block 17,
Our Imaginary Subdivision, as recorded in Plat Book 1, Page 23 of the
records on file in Sunny Florida County, State of Florida
Beginning at a
Concrete Monument at the Southeast Corner of Section 25, Township 27
South, Range 45 West; thence run N 89º 23’ 41” W a distance of
1,320.00 feet to a point; thence run N 00º 13’ 10” E a distance of
1,320.00 feet to a point; (etc.)
The Northeast Quarter
of the Southwest Quarter of the Southwest Quarter of Section 6,
Township 27 South, Range 45 West; (etc.)
Your legal description
might seem confusing; however, the methods that are practiced to write
descriptions have been in use for hundreds of years. The important thing
to remember is that your legal description is intended to describe one
unique parcel of land out of millions of parcels of land.
